SMS Terms & Conditions

By opting in to SMS messages from Rossman Realty Property Management ("we," "us," "our"), you agree to these SMS Terms.

Program Overview

We operate two separate SMS programs with two separate consent mechanisms. The program that applies to you depends on how you opted in.

Program A — Tenant & Applicant Communications

Audience: Current tenants and rental applicants who have signed our written Opt-In Texting Agreement at lease application or lease execution.

Scope of messages: rent due reminders, late payment notices, lease and renewal coordination, scheduled and emergency maintenance updates, after-hours maintenance dispatch and on-call callback coordination, inspection notices, and property access coordination.

Opt-In: Tenants and applicants opt in by signing the written Opt-In Texting Agreement. The blank agreement and a redacted countersigned example are publicly available at rossmanrentals.com/sms-consent. Countersigned originals are retained in each tenant file. Consent is not a condition of renting.

Program B — Prospective Renter Communications

Audience: Prospective renters who inquire about a property through our website inquiry form or through third-party rental marketplaces (e.g., Zillow Rental Manager,Apartments.com).

Scope of messages: rental inquiry responses, showing coordination, and application status updates.

Opt-In: Prospects opt in through a verifiable double opt-in process described at rossmanrentals.com/sms-consent: (1) submitting an inquiry form on rossmanrentals.com with an unchecked SMS consent checkbox, and (2) replying YES to a single confirmation text that identifies Rossman Realty and the property of interest. No further messages are sent unless the prospect replies YES.Consent is not a condition of any inquiry or rental.

Message Frequency

Message frequency varies based on tenancy events, account activity, maintenance needs, and rental inquiries.

Costs

Message and data rates may apply depending on your mobile plan.

Opt-Out

To stop receiving messages, reply STOP at any time. You will receive a confirmation message and no further texts will be sent.
